About Us

Seventeen years of saying the quiet part out loud.

Stackly began with two principals, one market and a conviction that clients were being sold marketing when what they needed was analysis. We have grown carefully since — twelve markets, nine states, and a client list that still arrives mostly by introduction.
Our Story

Built for the decision, not the transaction

Our founders came from valuation and development rather than sales, and it shows in how we work. Before a property is listed or an offer written, there is a document: comparables with adjustments shown, absorption for the micro-district, the two or three factors most likely to move value over the intended hold.
That document is the reason clients hear things they were not expecting — including, occasionally, that they should wait a year or walk away entirely. It is also why nearly three-quarters of our work now comes from past clients and their advisers.
Philosophy

Four commitments we can be held to

These are not aspirations. Each one is written into our engagement letter, and each one is measurable after the fact.
01

Evidence over enthusiasm

Every number we give you is sourced and adjusted in writing. If we cannot defend a figure, we do not use it in a conversation with you or with the other side.
02

One principal, start to close

The person who wins the mandate is the person who runs it, attends the showings and negotiates the contract. Our client-to-principal ratio is capped at nine to one.
03

Discretion as the default

Nothing about your property, your timing or your circumstances is shared without instruction. Roughly a third of our transactions are never publicly listed.
04

The long view of the relationship

We would rather advise you out of a poor purchase and earn the next three than close one transaction that does not hold its value.
Why Clients Choose Us

Three reasons, consistently given

The valuation arrives first

Clients tell us the written position is the moment the process starts to feel rational. It is delivered within five business days of the first meeting.

Access without auction

Our quiet-market network means introductions to properties before they are exposed — and, for sellers, buyers who are already qualified.

Nothing is delegated

You will not be handed to a junior associate after the pitch. The same principal answers the phone in week one and at the closing table.
Credibility

Licensed, insured, and on the record

We are happy to provide references, closed-transaction records and current licence numbers on request, ahead of any engagement.
